Abstract

Graditeljstvo obuhvaća velik broj razliĉitih aktivnosti vezanih za realizaciju novih objekata te rekonstrukciju, adaptaciju i odrţavanje postojećih. Da bi se projekt uspješno proveo od ideje do povrata investicije, potrebno ga je prethodno kvalitetno sagledati, procijeniti i tijekom realizacije kvalitetno provoditi praćenje i kontrolu projekta kako bi se u svakome trenutku znala vremenska i financijska situacija projekta. Kao osnova za razvoj investicija u suvremenom graĊevinarstvu pojavljuje se sve zahtjevnije financiranje projekata. Ovaj diplomski rad bazira se na praćenju jednog od najvećih pokazatelja uspješnosti projekta, a to su troškovi. Fokus je stavljen na fazu građenja u kojoj se projekt izvršava te zahtjeva stalnu kontrolu. U radu su opisani financijski i ugovorni aspekti projekta te elementi financijske kontrole koja je neophodna za uspješno izvršenje projekta, a spomenute su i neke metode, alati i procesi za praćenje i kontrolu. Na primjeru projekta Sortirnog centra Hrvatske pošte potkrijepljene su teorijske ĉinjenice opisane kroz rad. Opisan je naĉin ugovaranja projekta, financiranje, naĉin plaćanja, kontrola projekta te ostali financijski i ugovorni aspekti koji su spomenuti kroz rad.

Abstract (english)

Construction encompasses a large number of different activities related to the realization of new facilities and the reconstruction, adaptation and maintenance of existing ones. In order for the project to be successfully implemented from the idea to the return on investment, it is necessary to review and evaluate it beforehand and during the implementation of the project to monitor and control it in order to know the time and financial situation of the project at all times. As a basis for the development of investments in modern construction, increasingly demanding project financing is emerging. This graduate thesis is based on monitoring one of the largest indicators of project success, and that is the cost. The focus is on the construction phase in which the project is executed and requires constant monitoring. The work describes the financial and contractual aspect of the projects and the elements of financial control that is necessary for the successful execution of the project, and the mentions some methods, tools and processes for monitoring and control. On the example of the Sorting Centre of the Croatian Post project, the theoretical facts described through the text are supported. The method of project contracting, financing, method of payment, project control and other financial and contractual aspects mentioned through the work are described.
