Abstract

Na svakoj građevini potrebno je redovito provoditi aktivnosti održavanja kako bi ona zadržala stanje funkcionalnosti za koje je projektirana. Cilj ovog diplomskog rada je objasniti pojam upravljanja održavanjem građevina te prikazati mogućnosti unaprjeđenja trenutne prakse na primjeru građevine namijenjene smještaju studenata. Rad je podijeljen u dva dijela. U prvom dijelu se iznose glavne definicije i aspekti održavanja građevina. To se odnosi na prikaz životnog ciklusa građevine, zakonskih aspekata održavanja u Republici Hrvatskoj, troškova održavanja, najčešćih oštećenja koja nastaju prilikom korištenja građevina te prikaz dijelova plana održavanja građevina. U drugom dijelu rada prikazana je studija slučaja Studentskog doma Stjepan Radić u Zagrebu, koji je nedavno prošao kroz obnovu. Na temelju prikupljenih podataka analizirana je postojeća praksa održavanja te je predloženo unaprjeđenje u vidu plana održavanja Studentskog doma Stjepan Radić. Zaključno, važno je istaknuti kako su aktivnosti održavanja veoma bitni segmenti u životnom ciklusu građevine, te je nužno pravovremeno i sveobuhvatno planiranje tih aktivnosti.

Abstract (english)

To maintain the designed functionality of a building, it is necessary to regularly perform maintenance activities. The aim of this thesis is to explain the concept of building maintenance management and to explore the possibilities for the improvement in current practice. The improvement was presented on the example of a building designed for the accommodation of students. The thesis is divided into two parts. The first part presents the main definitions and aspects of building maintenance. This refers to the life cycle of the building, the legal aspects of maintenance in the Republic of Croatia, the maintenance costs, the most common damages that occur during the use of the building, and the building maintenance plan. The second part of the paper presents the case study of the Stjepan Radić Student Dormitory in Zagreb, which recently underwent renovation. Based on the collected data, the existing maintenance practice was analysed and an improvement in the form of a maintenance plan of the Stjepan Radić Student Dormitory was proposed. In conclusion, it is important to point out that maintenance activities are very important segments in the life cycle of a building, and timely and comprehensive planning of these activities is essential.
